Ciminelli reveals plans for Elmwood & Bidwell

BUFFALO, N.Y. — ARBOR + REVERIE, A MIXED-USE DEVELOPMENT, IS COMING TO ELMWOOD VILLAGE.

Wednesday, Ciminelli Real Estate Corporation (CREC) revealed its plans for the project Wednesday, which they say will reflect the area’s Olmsted Parkway and offer a neighborhood atmosphere.

Construction is expected to begin in the Spring of 2017 and the two phases are estimated to be finished some time in 2020.

The project will be created on 11 property parcels from long-time owners Don and Lori Leone, which were bought in October — one is the former site of J.P. Bullfeathers.

The development will include two buildings, linked by pedestrian walkway.

The Arbor portion of the project, one of the main buildings, will be located along Bidwell Parkway and will serve as the southernmost point of the site.

Reverie will be located along Elmwood Ave on the northern block of the site.It will include 6,000-square feet of retail space, 53 apartments, and 137 parking spaces.

587 Potomac, the former Sunday Skateshop, will be restored as part of the project.

A building at 584 Potomac Ave. will be a public garden and playground area. 588 Potomac Ave will be reserved with some small enhancements and 721 Ashland will be removed and rebuilt as one-bedroom apartment units.

Arbor + Reverie will feature both rental units and for-sale condos that range in size from 668 – 1,678 square-feet.

About 97 will be residential units and eight will be retail suites. About 1/3 of the 150 parking spaces will be reserved for non-resident parking.

Ciminelli says it has been working to research the history of the Elmwood area and has worked with the Elmwood Village Association, the Buffalo Olmsted Parks Conservancy, the Delaware South Block Club and other local homeowners.

They have also looked into the area’s history and are working with the Buffalo Arts Commission to possibly bring back a piece of Elmwood Ave Art with the project — tango dancers.
